Joe"The Ejido"…I like it, a communist social structure like an Ejido calls for free beer and food or maybe a donation. In point of fact we are going to turn the beach club into a bar/fish taco place when we get around to it.My neighbors are in the beer biz so it is hard to compete with free plus we seem to do a lot of thinking about the idea and not much painting.I did get a chaulk board for the menu last week.

Not true Jerry, most biz'es in mexico large or small financed and subsidized by the mexican gov will prosper, unlike the onslaught of projects not done this way won't have a prayer of a chance to make it. How many places have bit the dust in penasco.

no I like it that way and think the exodus from Puerto Penasco will really jump start all the southern beaches.I just am calling bullshit on this thing.Guaymas actually is a real port(with limits) but would have been a way better choice.

I find it interesting that the biggest naysayers of this project would be the 1st to salivate if they owned land in sandy beach. The hardcore liberals that have passion for earth would be the 1st to sell out to a oil company if it meant millions in their pocket. no different that the extreme right that would sell land to a porn studio if it meant millions in their pocket. We all hate what we can't benefit from and we all love what benefits us. I have seen many farmers sell out to the people they could not stand and I have seen many 'religions nut' companies sell out to seedy businesses all for a buck. So, I guess we all have an agenda and that is why all of these posts should be taken with a grain of salt.

Land in and around Sandy Beach isn't exactly tough to come by... The question is, do you think this thing is a benefit and will increase value? I don't see many attractive real estate developments in the immediate vicinity of any home ports that I've been to...

hotel(s) around port
resale of condos (simply from more people coming down for the 1st time and wanting a piece of penasco)
petty theft (should increase with more tourists)
junk sales on the beach (name on a grain of rice, chiclets, etc)
vendor food and restaurants for those that are staying the night before or stay the night after an arrival
tour guides for those in town for a day
condo rentals (to a small degree, this may just be for a night or 2 for those that are making it a longer stay). I don't expect a huge increase in this market

Last time I checked, that subdivision on Sandy Beach "Costa Diamonte"?? had about half of it's lots available... What about all the half finished projects? the place next to Chango's (Hut?), etc... Those can't be purchased?

All of this is assuming cruise lines actually show up. Obviously we haven't gotten there yet. Lets take the new international airport for example. They built the thing, and it just sits there. No restaurants, junk sales, taxis, etc because there are no people flying in and out. Same concept here.
