3/4 of the units don't pay $300 per month.For a 2 bedroom ,about $300 a month. So 800 units with 3/4 paying, they collect $600 per day. That chlorinates alot of pools and cuts alot of grass considering what they pay there.

ernesto....if someone pulled what the rental company has been doing in Joisey....they would be used for fish bait.....Seems to me the Secret Squirrels had a bit of a discussion concerning their "right " to restrict all others to 6 days per month of friends and relatives staying at YOUR home.They agreed that it needed a vote but implemented it anyway.Can those of you that read this and don't own there believe the audacity of these guys? You have a rental company that has not been paying the owners for the rental of their units
You have a rental company that has an exclusive contract thru the HOA to rent out the units
You have a rental company that can only be voted out by members of the HOA that have a contract with the rental company to not pay them their rental fees
You have entities other than the HOA making decisions (mandates) on the operation of the resort
You have a rental company that has agreed to start paying the owners for the use of their units....going forward (but not past owed fees)
You have a rental company that has no oversight as to who's units they have rented out and what payments have been made (audits)
You have a rental company/resort charging fees that they have no authority to charge

Obviously, no cartel bigwigs own at Las Palomas....or they are part of the rental company.....otherwise, there would be bodies discovered in the desert with their heads sticking out.

I know the SC had to hire an attorney in mexico city because they could not find one in the penasco area that did not already have some conflict of interest with the developer.
sorry, SC stand for suveillance commitee (made up of individual owners- roughly 15 between both phases). Truthfuly, I don't have the energy to expand on each point and then deliberate for countless posts. I have already wasted waaay too much time on here.Why don't you correct them or expand on them???? The restrictions were sent by Hector who represents WWG in cooperation with the TC (tourist committee) members. You can be excused for confusing the SC (surveillance committee) with the TC as the Phase II SC and TC have many interchangeable parts.Ernesto and Curiousgeorge,
I am sure the SC's main priority is the transfer of HOA control and the replacement of a rental operator. I am exhausted answering your questions. I believe the restrictions were not sent by the SC.
Please feel free to speak to Hector about your complaint. He will tell you not to worry if you are not renting under the table. This rule will only be enforced for those abusing the guest of owner system.My suggestion is to approach the entity that sent you the correspondence.
70% of the rental pool will not even block their units when WWG is not paying them. Not enough people will get upset with this continued infringement of ownership rights.If you are still upset about the results, I suggest you start a grass roots campaign to accomplish your wishes. You guys are just wasting time barking online, if you want something done it will require action.

Rockyptjoe, don't get me wrong. LP is a great resort, in my biased opinion the best in RP. Hopefully and once the HOA finances get in order, there are many great things to say about LP. However, there are a small number of very active owners that have taken control of the HOA (like many other developments) and they appear to have a single minded pursuit of ensuring no competition with the resort operator. And with every new restrictive rule put in place, they seem unconcerned with the collateral damage and infringement of owners rights. Often, the solutions (limiting guest of owners days) are worse than the original problem (some owners renting on their own).So...the resort is actually "run" by the TC/SC and someone from WWG? ....and not by the HOA....
I really feel for the owners at Las Palomas (one of my friends owns/lives there full time)....but I think that all of this "airing" of the mess should help those that may be considering buying there......

They have and many do so quite happily. You have many owners who live far away and feel that they have no control of their investments. They were not prepared to invest in a foreign country. They do not have the time or are not interested to get deeply involved so there are happy to have a small group of owners watching out for their interests. Also, as you can see from these trail of posts, the issues seem complex and many owners do not understand the problems nor the implications.To someone looking in from the outside, it appears that the HOA (the owners)... have relinquished their rights to a small committee.
Of course that's my daughter, and I've posted a video or two of her dancing on this forum in the past. If you goggle her name the whole page has her on it, so I don't think, unlike you, that she has a problem with me showing her picture on here. You assume wrong again Heat, that picture was taken at The Point Hilton Squaw Peak Resort where she was dancing last June. In fact she just got back from a gig in London.. The property I oversea is here in Prescott behind Thumb Butte, and I work in facilities management at Yavapia College.
