We are looking hard at moving to Rocky Point. We have been coming down since 1980 (yes, for real!). We don't have specific plans and are looking at a number of possible options in terms of location (we are leaning toward Playa Encanto, but are open) and whether to buy or build. I have read through all the previous posts but I know things change, so ...does anyone have current recommendations for a builder? Thanks in advance for your thoughts.

Your best bet would be to visit Grant's web site that Landshark gave you, look at the lots for sale, visit there, they all have for sale signs on them. Then ask for building references from the Realtor. I'm sure he can't recommend one but tell you who builds there.
Here is a plot map I have on my web site. Everything is by MZ and Lot number. A MZ may be 30 lots but by the lot number you can see the location,,,

Thanks for the reply. I had already made a map that overlays the plot plan the Google earth map and color coded all the lots for sale the are listed in the mls, so we are getting a good idea of what is available? Grant sounds like a great guy but we have already contacted another realtor based on a recommendation from someone who lives in Playa Encanto. I was hoping to get some referrals from someone who had used a builder they were happy with. :)

I would advise you to buy something already built, standing, functioning and all systems working, have a good home inspector from Phoenix come down and perform and impartial inspection for you. If you build please hire a qualified builder and a qualified construction manager to represent you and ride herd on the builder and act as a go-between. You wouldn’t believe the shit they will build with and the compromises they will make out of sheer inexperience or lack of integrity—this actually sounds like what I see in the construction business in Phoenix.

This is so true. I managed my own build and found out I had to be there when the crew was working.

Been satisfied with my places that used Preform Wall blocks....stay away from anything propane,no exposed wood,ocotillo fences are nice looking and no one likes to climb over them, bring all valves and connectors from the states and don't go cheap, roof top deck for sure with a shade element, more house and covered patios and less garage ,make it shutter friendly as global warming will bring us a big one one day,

Preform Blocks are less structural and less secure because of thru the wall foam is easily knocked out see picture.

Fox Blocks have 100% concrete wall not a post and beam like Perform.
Also easier to keep straight because the block interlock on all sides

Fox Block is the way to go. That's what I used in Cholla Bay. I have a crew that is now very experienced at installing them. I shipped two 53' trailer loads strait to Cholla Bay.

At the time that was what was available in Mexico...think you can get fox now in Hermosillo...really glad I went that way as it is crack free after 13 years.Neighbors just built with block with an outside foam and stucco ( different variations) ended up with black mold after separation at the parapet....also from the earthquake 5 or so years ago think twice about just using block on parapet with any of these systems....houses that did seemed to get a lot of cracking where the different blocks met...black mold is a bitch to get rid of....second house from the end on back row had it bad....now for sale....yikes , I hope they got it all and tell potential buys.....fairly honest so I think they will.

Hello Rick, Are you a builder in Penasco? I am interested in the the Rastra construction method as well as EVG panel construction. Where did you get your foxblock type blocks to use in your building? Tell me about your experience building Rastra construction. I am interested in building a home in Las Conchas. Thanks in advance.

Well I sort of disagree.Big rebar going both ways makes it a wire cage that is awesome in earth quakes….our biggest danger.We had a big one down there 78 years ago and no cracks….other properties took a hiy

Mirramar, we arrived at the beach today after a 6 weeks absence. At 3 pm our Preform wall house inside temperature was 66 degrees. I checked the neighbors vacant block one …..75 degrees
