My house and many more in Santos Tomas are Perform Wall. Good stuff but not sure I would go if again.Anybody built in Puerto Penasco where you or your contractor used Insulated Concrete Forms (ICF) building method? Just wanted to know your experience using this method.
Jerry, I am using a product out of Las Vegas called StuccoMax. The beauty of this product is that it can be used over ICF's, CMU blocks or drywall. It contains no cement products and is not affected by salt. They also make a product called PlasterMax for the interior walls. StuccoMax is applied in two coats, the finish coat can be applied about twenty minutes after the first.
Cortez2,Ron We have not built any homes but have built commercial buildings in PP.
We never use a cement based stucco over ICF, we use a synthetic stucco system which includes a base coat or (brown) coat of a Drivit product called Primus which is cement mixed with a latex sand aggregate, it goes over a tight weave fiberglass mesh which eliminates any cracks from forming. Next we apply a elastic synthetic stucco such as Drivit, or Senergy for the finish color coat. This system eliminates most if not all cracks.
We have found that ICFs add $2 to $5 per square foot of house foot print over wood framing or CMU construction, with a 100% more insulating R value, you can also use 1/3rd to 1/2 less BTU's in your HVAC units.
With ICF construction you have a structural reinforced concrete structure which is insect (termite) proof, wind proof, sound proof, earthquake proof, bullet proof. energy efficient structure .
When you are choosing ICF units look for the full concrete forms which have no foam from inside to outside of wall like the mex block ICF which is a post and beam construction where on a grid system leaves places where foam goes all the way thru the wall.
The StuccoMax that I want to use is sensitive to humidity prior to application. As people on this forum can tell you I am slow at building. I assume my stucco process might last five months because I only work on the house 4 day a month. What I plan on doing is bringing it down one pallet at a time in the bed of my truck and appling it all.PintoPoint,
No these are not available in PP . We have to import from Phoenix also
If the construction business ever picks up, we plan on stocking these items and Fox blocks in rocky point
I need approximately 8200 Square feet. This is all dry powder which needs to be kept dry until use.5 pallets sounds like a lot
Primus base coat covers about 100 sq ft per 5 gallon pail
Drivit finish color coat covers about 130 sq ft. Per 5 gallon pail
You could compare stucco max footages to the drivit system and see which is best
