Water damage

For those of us that have condo, we need to be aware of a problem with rubber hoses to the washer. My son has a small condo in Palm Springs. He hasn't been there much. 2 weeks ago, the PM tracked me down. He washer has had sprung a leak. His carpet in his condo filled with water and then flooded the 2 units downstairs. Both were also empty at the time. Finally there was so much water, that a neighbor noticed water coming out one of the doors. $40,000 worth of damage later, the HOA has now notified everyone that they need to put stainless steel washer hoses. They are about $22 at Lowes. I am going to bring this up at my HOA meeting. I have already had 2 floods in my unit at Bella.

Turning off your pressure tank when you are gone from your house is a good idea too plus all these trophy homes with 5 bathrooms are just a maintaince nightmare. build small and rent a big one the few times you need it.

The problem is that the unit that flooded mine 2x did not have Rosy insurance and it took a very long time to get the money to fix my unit. Also my unit is a rental so there are people in and out. But for $22 I am going to replace my washer hose. And I am going to bring it up with the HOA.

There is a similar problem with the water shut off valves for sinks and toilets. If they are the cheap zinc pot metal they corrode and actually dissolve and just fall off. I did not believe it till I saw it happen several times.

I put a 1/4 turn ball valve in the main water pipe coming to the house, just after the pipe going to the yard irrigation valves. When I leave I turn off the breaker to the water heater and turn off the ball valve which shuts off all water to the house.

I hope you throw the breaker ot the water pump as well !! If not and you get a leak, the pump will draw the tank dry and then burn its self up.

The pump must remain on to provide water to the drip system for the plants. We have a pump safety device that floats on the surface of the water in the tank. When the water level gets low the device hangs inverted and interrupts the voltage to the pump. We lost one pump due to low water, installed the device, and it's saved the day several times.

I would hook the drip system up directly to the city supply and adjust the drip heads accordingly. With a sand filter it should work fine, unless of course that you are not on a water system!

Depending on the volume of water you need the shurflo pump works great. They can run with no water and no damage to them. We had a problem once when the watering system failed to turn off and the pump sucked the tank dry and ran for the best I can tell two months during the summer. We ran a 12 volt one for many years off the solar. Once electric came in we switched it out for a 120 volt one. 1 pump and 1 head in 12 years, not bad. It runs without a pressure tank well.

What does trucked water cost you? can you drink it? We had a damn coyote dig up the PVC line leading from our main well a mile back from the beach and chew a hole in it two weeks ago.
 
I have a friend who lives in Playa La Jolla and he regularly takes water samples delivered by truck to a lab in Phoenix for testing. The results have always shown the water to be safe for drinking.

Our water cistern holds 10K L which is a full truck load at a cost of $80. It doesn't surprise me that the water tests safe for drinking because the people that run the well on the north end of town where our water comes from say they drink it with no problems. The thing that worries me is the stuff that we find in our tank. Found a small snake once, a dead mouse, misc bugs, sand, etc. Because of that, we don't use it for drinking or cooking. We always add a little bleach as they are filling the tank just in case.

We are about 6,000 liters and normally fill it when it's down to 5,000 liters and costs $ 40.00. We don't drink or cook with it either. I use a chlorine tablet every time we fill it. A couple of people have there own desal system there.
