City does not maintain Las Conchas roads even the main one. The community hires people to weekly maintain them for your information.

Doesn’t surprise me to hear that. Too bad the issue over legitimate CC&R violations had to escalate to this level. Hoping both sides can sit down at the bargaining table and work towards a peaceful resolution. Be good to see things get back to normal.

No, but destroying one of Mexico’s Premier American Communities so the Mayor can have his criminal way is not going to be allowed. We have resources and have developed information far beyond what the Mayor thinks people know. If he keeps attacking us we will retaliate and finish his future political career. This is a serious attack on all HOA’s in Mexico since Las Conchas CCR’s were used all across Mexico as the MEXICAN GOVERNMENT APPROVED MODEL. Billions of Dollars could be at risk. Already people are slow walking purchases of Real Estate all because the Mayor wants to tell communities what he wants and could care less about Mexican Law. He also wants $250,000.

Your totally misinformed! Every document by-law and CCR’s was written supported and Aproved by the Federal Mexican Government over more than five decades. Currently the city is actually in violation of directives from Hermosillo in Regards to Las Conchas. If you don’t know what you talking about remain defensive but realize LC didn’t start this . Matter fact LC has done quite a lot to help Puerto Penasco over the last fifty years. All of a sudden the Mayor decides to throw fifty years of fantastic cooperation out the window. . Do your own research hire a lawyer to check out if anything said here is untrue. By the way we are in no way supported or endorsed by the Community of Las Conchas.
We would like you to be on our side of this complex situation. it seems you are sincere so Go to City Hall and research the buildings referred to as 9b in Las Conchas. Once you understand the violation of the planning board, them the next step is to see what Hermosillo instructed Las Conchas and the City to do. Then reasearch who are the past and current ( owners ) of those buildings. This is the beginning of the problem. Who really owns 9B and how did it get approved against Hermosillo directives. You will eventually see this whole action goes way beyond Las Conchas. Every Community in Mexico that used the Las Conchas Fed. government approved model CC&r’s Is at risk. Think about the scale of the problem Nationwide. No body needs this and nobody wants this because it is costly and economically dangerous to everyone involved except the Mayor for now!
LC recently had a an agreement hammered out with the City that actually gave a lot of LC rights away- SAD- the mayor responded by sending the tractors within hours to completely destroy the Guard House $75,000-that had also been allowed by the City for over 50 years. It’s important to actually see what is happening. See pic below. All we can hope for is the Mayor turns back his attack. At this moment with the action on the Guard House it’s no looking good but nobody got hurt and it’s only a building! So we can hope but we must prepare for the next event! GBM

So glad I own houses in the USA, nice and steady growth.
Buy in a good area like Scottsdale and PV and don't have to worry as much.
Property in Penasco for the tourists during the last downturn had to be almost given away in order to sell. Sad.
