Las Perlas?

OK, here's the thing. I ran across a recent press release from a company named Alumifuel Power Corporation (OTC MARKETS: AFPW) to the effect that the company had announced on July 31, 2018 that it appointed Pedro Villagran-Garcia, as its new President-CEO and sole Director. Once that was done, the company signed a letter of intent with Pedro Villagran Ochoa, Chairman of the Board of Bahia Finisterra, S.A. de C.V. "holder of a substantial land reserve in various very attractive destinations."

You can read the whole thing here but in short, as far as I can make out from further research, AFPW has not only changed its name recently but also its its primary business. Where it was once in the Hydrogen Production Industry and the Help and Supply Cleaning Services Industry, it has gradually migrated to the Real Estate Industry and renamed itself Dinatrum. And that's where PP comes in.

Quoting from the press release:

Activities will start immediately as specified within the signed document which we are hereby summarizing. Said activities are Permitting, Installation of Public Utilities and Building of a Club House within the 100 lots that will be developed in the specified property. Dinatrum-AFPW will receive 50 of the 100 lots of the “Las Perlas” Residential Development after certain milestones are met within the 18.15 acres to develop. The size of these lots ranges from 5,500-6,500 sq. ft. each.

They go on to mention that major real estate agents, from Remax, Coldwell Banker, Realty Executives and Century 21, have offices in Rocky Point, Mexico. They also discuss Las Conchas, pointing out that it is "The most dominant residential development within the region" and that Las Conchas, has "around 700 (seven hundred) fully developed and operating homes of various sizes and values that are located within a large internationally renowned residential zone known as “Las Conchas” located in Rocky Point, Mexico. These homes are owned mostly by American and we also have some Canadian Families."

Just to provide an idea to shareholders and the public of the value of the property, in 2007 Spanish renowned Riu Hotels offered $20,000,000 USD for an additional portion of land within the area. Riu Hotels owns land in the area very close to the “Las Perlas” Residential Area and they wanted to expand. Dinatrum/AFPW has analyzed, heavily scrutinized and evaluated several valuations/appraisals of the “Las Perlas” Property. We believe that the transaction will result very lucrative.

Other acquisitions are being negotiated, the Real Estate Industry is very solid in various important cities. We will continue to inform the Public of subsequent finalized transactions as we proceed.

Got all that? Well first off I was not aware that RIU owns property in the area, so maybe one of you can enlighten me about that. Second off, huh?

Has anyone noticed recent action centered around Las Perlas? Anyone have any idea what's going on there? Their website is in flux right now and it's difficult to actually figure out what the heck they are doing. Of course it is just a letter of intent at this moment and some investors don't seem impressed, but maybe keep an eye out?

La Perla Del Mar is the failed development at the east end of the Mirador where the foundations for the parking garage were installed and then all activity stopped. I don't know if this is the same development referenced as Las Perlas in the previous post.

Behind LC, MIRAMAR. If you visit the company's new website (boy does it suck, lol) you'll see. Under its "Projects" link all it shows is Las Perlas. There are several photos, beneath one of which is this text:

Homes in the area
We have close to 700 Homes in the area.
That is 700 american homes that are
runned by the Las Conchas Homeowner
Association (sic)​

What do they mean by "we have"?

On the "Corporate Information" page the accompanying picture is a stock photo, not a pic of Pedro Villagran-Garcia. That's a dumb move, IMO. In fact, the whole website is sort of a mess, or should I be kinder and just suggest that it's a work in progress and they have obviously not asked for the assistance of a professional in its creation. {roll-eyes}

I guess all of that is neither here nor there, though.

A pic on their website says "Caterpillar's already have leveled the terrain" but they don't say when that occurred. Keeping in mind that the press release says they'll start with "Permitting, Installation of Public Utilities and Building of a Club House within the 100 lots that will be developed in the specified property," has anyone seen any sign of that "starting"?

If they manage to proceed with the deal it could be swell; IF being the operative word.

There was a large residential development planned near the tip of the peninsula back some years. Cannot recall the name. It was on the estuary side of the main road. A little dirt work was done but not much. It was put on hold when the market tanked. All offered as presale and some were spoken for. They had a variety of floorplans. Any money that passed, if any, was refunded. Believe Viagran was involved in that development.

Here's a photo of the area of the discussed residential development, Las Perlas. That is Tessoro in the background, the tip of the peninsula that is Las Conchas. It has been a beach playground for ATVs as you can see from al the tracks.

A beautiful place, be a shame to see it bulldozed and lots staked to make it the future site of another real estate scam.

My sense is that nature will protect itself from development here. Those dunes wreck havoc on Tessoro. Cant stop them......

Has anything been going on at Tessorro? Haven’t been out that way in awhile. Construction seems to be booming at Isla Del Mar. Condos and very modern single family homes. It seems the economy is getting better for Penasco.
