Just read where Donald Trump, Jr was in town looking things over. Seems like if the Trumps are interested that the cruise port might just happen, along with an expanding economy - and a commercial flight in from Phoenix. Noticed he also was talking about doing low income housing, etc.

Looking at it from Trump's view point Penasco would seem to have a lot going for it, including projects that started but never finished.

I love Penasco just how it is (but then I loved it as it was in 1948 - the 50's, 60's, 70's, 80's, 90's, etc. - it always seems to retain that feeling of a warm, friendly village where everyone will take the time to stop and talk or help you out. And, of course, the sea itself can't be beat.

What are other's views on the subject?

Do you honestly believe the powers that be are going to let the Trump cartel in on the action? I doubt it. Call me cynical, but really...

I just don't see the Trumps throwing good money after bad on projects like North Beach, Azul, etc. Especially with the downturn in tourism to the area right now. Is there potential? Oh yes, there always has been. But it's going to take a long time to see any return on investment.

i personally do not think you will see any rebound in any real estate until the drug war is resolved, because as it stands now there are no buyers(which are kind of important for a real estate recovery). The U.S. economy will recover eventually but as long as the climate of fear that exists now is there the chances of selling real estate is almost zero. And what people do not want to think abouot or talk about is how much worse it can get in Mexico. If a drug cartel moves into Penasco and takes over real estate values will go to zero. I think the chances of that happening are small but it is still a possibility. And this opinion is from a property owner that tries to stay as optimistic as possible about Mexico. just my opinion
 
I agree with Wendell as much as I hate the line of thinking. I too am a property owner and agree that even if the economy rebounds - there will be no US buyers until the drug violence dies down. I try to stay positive to and continue to tell everyone how safe RP is and quiet - but its like you mention that you are driving down to RP and they think you might as well be flying into Kabul.
 
I agree....as much as I enjoy Penasco, and the beaches....there are better locations for Trump to visit with his money!!!

The Trump Group was inquring about a building at the Las Palomas project. They toured the facility and landed in a helicopter with various state representatives and key employees of the Trump organization.

High caliber investors look for value exactly during periods when nobody else wants anything to do with a particular market. These guys estimate their ROI horizons in decades, not years.

It seems to me that rising commodity costs will encourage capital allocation now, even though market growth prospects are thin.

I agree that the chances of the Trumps or any other large American consortium muscleing in on the Mexican land cartels is slim, but hey, stranger things have happened.

If it's not the Americans, it will be the Chinese.

Actually I think Penasco has a lot of things going for it for an investor like Trump. There is already in place a plan for the cruise port. It is really easy to access from AZ, CA and NM - and if they get a commercial flight in from Sky Harbor it would be an easy hop from any location (International Airport already built). It has some of the most beautiful beaches in the world (from my point of view anyway) with warm water and safe swimming for children. The people are warm and welcoming here. And if the press would get off our case - the border crossing and drive is easy (we have only run into really nice border agents on either side of the border). Being only an hour drive from the USA also gives people a sense of security I would think. Penasco doesn't tend to get really bad weather - like hurricanes and blizzards :) - I know it gets hot and humid in the summer but that is what a/c is for - and when you are floating on the water with a cerveza in hand or zooming around on a ski jet who cares all that much! There are a lot of things to see and do and some really good resturants in town. And there are certainly enough fantastic buys here - thanks to the press.

I guess what I'm trying to say is that perhaps the Trumps will manage to look pass the press and see all the wonderful things that we love about Penasco. And if they do, it could be a good thing for everyone economically. After all, we are here inspite of the press.

So special that 80% of the first phase sold within hours in a 2006 presale. Many of the buyers were Southern California residents looking for affordable oceanfront vacation property.
But three years later, the only progress is a gigantic hole in the ground and a heap of dirt.
Instead of a 525-unit luxury vacation home complex with pools and tennis courts, this project is shaping up to be a legal battle of Trump proportions.
Dozens of angry buyers have sued Trump for failing to complete the project. He, in turn, sued the Los Angeles-based builders, saying he had only lent his name to the project, and it was the developers who allowed the project to fail.

Maybe he's just lending his son's name this time.:D

I wonder what would happen if Mexico gave immunity to the narcos if they invested the dirty money in mexico in exchange for a get out of jail card....no jail....no tax penalty but the money would all have to be invested in two years
