Any pics of the first two houses? The 2 bd in Lopez and the unfinished bungalow? How far from the beach is the bungalow?
The palapa is between the two houses....looks like a "shared" thing. I think it is actually the house on the other side.....and I believe it is a light green color.

I've already painted it white with royal blue trim (that beautiful Mexican cobalt blue) in my mind! LOL
Lori, there are 8 houses there all look the same, the one I am talking about is directly behind that one and has a palm roof over the patio, instead of tile. The palapa to the left of the photo is shared between 4 houses and between the other 4 is another palapa. I just had a picture ready to post on my other computer and it froze.
Imho, i like his place better than the one i posted the pic of.....i would have had a tough choice between that house or our lot at that price!
There is a great view and good breezes from the deck. As close to the beach as we are ;-)
I like the one he posted the pic of better also. I love the palapa roof over the front door and like you said the deck is to die for. Lagrimas promised me he'd throw in a solar/wind powered clothes dryer. I fell right into that one and had to ask exactly what that was: A CLOTHES LINE! LOL!!!
Hey Roberto, Bill...... You forgot to mention that the new Telcel Tower is being build (as we speak)....right next to Solitos. We do get phone service out there, this will only make things better for phone and INTERNET/TV....no?
The tower will help alot, also the new Pinnacate Biosphere tourist center is ready to open. When I started working in Lopez, there was no road, all 4 wheel drive or buggy it would sometimes be 2 or 3 weeks before we saw anybody out there. God was that nice.
I know what you mean. I feel like I might miss being in town, but then again, there's a lot to be said for tranquility. Who knows, in 15-20 years Playa Lopez may not be that tranquil anymore. My husband and I just don't go out alot anymore. We hardly ever leave the condo. I've been making a list of pros and cons. Pros: My best time to RP is 3 hours and 15 minutes. Playa Lopez is closer - LOL - I could shave another 15-20 minutes off the trip. All my stuff would already be down there. No more loading up at home, unloading at the condo, up the elevator, etc. Then packing it all up again to go home. I like to cook while we're down there and I even bring my comal with me for every trip. To have my own kitchen stocked with my own stuff would be heaven. The towels, water toys, rolling cooler, all of that stuff would already be there. Another pro: the amount I spend on insurance for 4-5 trips a year - it would be cheaper to buy an annual policy. Also, having a place to go that I'm not worried about having to rent out in order to break even, HOA fees, getting ripped off by the management company, etc. I'll change my own light bulb, thank you. We could never afford a condo anyway. I like to rent the condos, the ownership would be a major headache.
Another pro is the small community of people. I like the fact that there's really no rentals, there aren't different people in and out all the time. I hope it would be like neighbors looking out for other neighbors.
The cons: Being so far out, not even 1 vendor on the beach - I like to buy a few little things each time even just to help out the economy and we've made some really good friends who are vendors that we enjoy seeing and chatting with each time we go. Having to make sure we have everything with us so we don't have to go into town for more ice, beer, etc. Worrying about the place while we're gone with repairs, possible theft, although I'm hoping the neighbor thing takes care of the theft issue.
My list of pros is still bigger than cons and will always be, but it is a little scary - the commitment part is scary to me.
Yes, Melissa. I come down and all my things are already here. My pots and pans, my comfy bed with 600 thread count linens. My rum and coke. My Pacifico. Cold in the fridge when I arrive. My decorations.... you know, there are several trailers for sale in the north 40 with me...............

So funny Chari, I was thinking about how cozy I could make my own bed in the house with high thread count linens, plush towels, my own decorations, etc., just like you said. The other thing is if it were my own place I could bring my cat. I hate leaving her at home. Aside from paying a pet-sitter it wasn't too bad when I had 2 cats, but my little old lady died 2 weeks ago right before the last time we were in RP. Now I only have one and I hate leaving her alone by herself. She rides in the car well and she could be with us in the house.
Another plus: no check-out time or asking for a late check-out.
I've been scouring the web for pics of Playa Lopez. Never posted pictures here but I'll see if I'm smart enough to figure it out and post the ones I've found and saved.
Bill/Roberto....you mention the lots have Mexican titles....maybe you could expound on what it takes for us gringos to own.....does it require a bank trust?
Any restrictions on what can or can't be built there (for the lots that don't have houses)?

U.S. residents need a bank trust, all of our customers latley have been Mexican's so we haven't been involved in a bank trust since late 2006 0r early 2007, if I remember correctly, the trust itself was actually only about $2500.00 dllrs with some notary fee's on top and recording fee's. Then there is an annual maintenence fee of $425.00 dllrs. I am now hearing $15,000.00 dllrs for a bank trust, but probably $7 to 8 thousand of that is going to the person quoting that figure. I think the actual trust may still be only 2500.00 and with the notary and recording fee's at the most a trust shoud run $8,000.00 dllrs and is for 50 years with a renew option. There is no HOA, we are inside the Alto Golfo Biosphere and the federal govt. has some say over what goes on there, I dont think we will ever see and big constuction out there because of that. The people we have sold to want to start an HOA and asked me to join and I refused, they can do it on they're own, to me all it leads to is problems. We have an appointment with Notary Ortega Monday, I will find out more about the trust cost.
So glad I don't have to worry about the bank trust. What a headache and a lot of $$$. I knew I should have gotten a pre-nup with my Mexican husband since the house will be in his name alone, though! LOL Just kidding. I'm also looking forward to actually having a residence in Mexico so that I can get my Mexican citizenship through him. I always told him I only married him to get my papers! LOL
The HOA sounds good only for things like trash clean up, and other things that might make living in a small community a pain depending on the people. If everybody does their part and is respectful of their neighbors, an HOA shouldn't be necessary, but unfortunately that's not always the case. I don't want to have a neighbor that keeps 12 old rusted out cars up on blocks, either. But I also don't want anybody telling me which plants I can plant in my yard or that I can't paint my house a certain color.
You don't have to renounce anymore - you can be a dual citizen. I wouldn't do it under those circumstances even though I'm not always so thrilled to be an American.
When did that change? I was under the impression you could be a dual citizen only if your parents were one a citizen of each country. I would check....
And, I have a solar dryer. It's called my sundeck... LOL!
As long as your not intending to renounce your US citizenship you can do it. I have a friend that married a Mexican guy and after having residence in Mexico for 2 years you can apply if you're married to a Mexican national. If you're a legal permanent resident of Mexico and not married to a Mexican you have to wait 5 years.
What's the worst thing that could happen? I wouldn't have to learn to speak Chinese? I would lose my Social Security that I've paid into that won't be worth mierda when I finally retire? I wouldn't get to vote for one rat bastard or the other every 4 years? I won't have to pay a $5.00 fee every month to use my debit card? I would lose my right to privacy? Oh yeah, I already lost that in 2002. Having a house that's completely paid for on the beach in Mexico with no other bills to pay and voting for a Mexican rat bastard every 6 years doesn't sound so bad.
I met Vicente when he was here in June at US Airways Center. I work for the Phoenix Suns and got myself a backstage pass for my husband and I and another couple we went with.

I can't remember exactly, but I'll have to have an FM-2 for 2 years and then I can apply to become a naturalized Mexican citizen through marriage. A couple of years ago they changed the FMT, FM-3, etc. I haven't checked lately because I didn't have residence, but if all goes well I'll have a Mexican address: ___ Calle __________, Playa Lopez Aceves _____.
Thanks! But did you notice how he leans towards the blonde? LOL I love Vicente, but I love Alejandro more. Gotta find the pic of my husband with Vicente and put that one on my FB page too.

Yah I was going to ask you who she was because she has really BIG eye's.

Not sure if I'm supposed to read between the lines on that one. LOL She's the wife of the drummer in my husband's band. I posted the pic of my husband and her husband with Vicente on my FB a little while ago.
Ok, so I'm back from doing "stuff" and glad to see all the activity swirling around "my little community" (and Bill's..LOL). Chari...are you trying to pull Melissa away from Lopez????? Your place is nice, but..... I like my privacy, my peace & quiet, looking and SEEING the beach, regardless of HOW FAR AWAY the lot is.
Like you, Melissa, we lost one of our babies (dogs) and since that time, the others ALWAYS, ALWAYS, ALWAYS go with us!!! We have our place stocked with "our stuff"! Food, Toys, Linens, etc! This time of year, sit out at night by the fire, looking at the stars....very ROMANTIC, I might add!!! Sorry Chari, but we COULD NOT SURVIVE where you are, but a visit is OK!!! LOL
Semi Solitude, Tranquility and just general "AHHHHHH" is not for everyone; but it is for us! We visit the neighbors, if we want, we go into town for dinner, if we want, but mostly, we enjoy our time at our place. Oh yeah, you should see how much our trees have grown in the last 2 months. No, we don't have "beach vendors", but we've found a GREAT friendship with Pancho, Omar and their families.....Locals who own & work, caretake, deliver water, etc. for the "Amigos de Playa Lopez".
Maybe I should "shut up"....I don't want the place to get toooo crowded....LOL.
Lori, I'm with you on this one. I couldn't do the PDO thing, either. To each his own, though. My husband and I are the solitude types - stargazing with no lights for miles, quiet, etc. I'm sure we'd become friends with the "locals" at Lopez fast, though. Privacy is a big thing for me also. I saw the picture of your trees on the PL blog! It got me started thinking about what I'd plant. Limes and avocados for sure.
Lori, do they sell "supplies" at El Solito?
The cell tower for internet/satellite sounds fantastic. We have 1/2 day Fridays at work from Memorial Day to Labor Day every year. I could see myself leaving on Thursdays in the p.m. and working from "the house" Friday mornings.
As for El Solito.....we've eaten there a couple of times. Food has been really good. We've bought beers, small quanity, but not sure about other things. We just put in a mango tree, shade trees, palms trees, ocotillo and cactus. Lots more to go in...... We're getting everything ready for WHEN we have a house...LOL
They would probably sell ice, but we've never asked! We used to go thru TONS of ice, until I finally figured out how to work my PROPANE Fridge....LOL. Life has become soooooo much easier now. AND....we've got a small, solar powered battery charger, so we have BRIGHT LIGHTS at night too!! (at least for a little while) :-)
It's probably a lot easier once you figure out how to work all the stuff. Solar, wind, generator . . . I've never done any of that. At first it's probably strange but once you get used to it, it probably feels good not to be "using" energy and living off the grid. Do you ever stop at the Santa Fe or Arizona markets in Sonoyta to buy stuff so that you don't have to go into town?
No...we have always shopped in town. Initially, we went to the Santa Fe on the main drag into town.....then the new Borrego (sp?) and we also go to the Super Ley. We find our way around town pretty well now.....Drinking water (5 gal jug for 80 cents), the vet for our fur babies, fresh fruit & veggies, shrimp (other than the Malecon), etc. What we have not found yet is the herberia (sp?) THE NATURAL HERB STORE!!! In addition to being a retired nurse (in Mex), DH is also part Indian Witch Doctor...LOL!!

OMG! That's fantastic! I've always been really interested in curanderos! Nice to know there's a doctor in the house! I'm surprised you haven't found a yerberia. Somebody on here has to know where there is one. We know our way around town fairly well. I guess it's not that far to make a run into town. I'm just one of those people that needs to have all my ducks in a row right at the beginning, unpack and not until then can I relax. I like to be stocked up for everything and unpacked right after we get there so I don't have to think about anything else afterward. LOL
Yep....our shopping/town "to-do list" is completed based on when we arrive...am/pm! This last trip, we purchased EVERYTHING in town....brought only soda & ice. We do keep munchies and things like soup, tuna, crackers, etc......we could probably do a weekend trip w/o going into town based on what is in the pantry...LOL

Lori, La Guadalupana, on Benito Juarez in the 2 story building's North of Pollo Lucas, has a whole wall filled with yerba's, everything from Mesquite Sap to Cola de Caballo. Also for weight watchers they sell Texturized Vegetable Protein, beef, chicken and pork flavored and unflavored so you can season it yourself.

I knew somebody would know about a yerberia. That reminds me, I still want to go see Machaca for a limpia.
Small 2 story house 2 bedroom 2 bath/ with a large deck on the 2nd story, sits on a hill for a good ocean view, The wife of the person selling it, just died (not there). $20,000.00 cash. They bought the lot from me for $13,000.00 and the house cost them around $40,000.00 to build. Contact me for phone number of the person selling. Or contact Roberto, they have also been in touch with his office. There is a bank trust in place and it is assumable. The fee to assume used to be around $2500.00, but not sure now. Be better to use Roberto to avoid running around the papers yourself. Sorry no photos. Solar power, wind turbine, in ground water tank and a tank on the roof. Will not accept payments, must be cash. If you use Roberto, the fee will be on top the sales price.
Hey Playa Lopez owners- our beach, Playa Miramar, used to be solar only, but a year ago we got electrical. I know some people who are interested in selling their solar panels, batteries, etc. (I like having both electric and solar and the low electric bills, but some people don't want the hassle). Please let me know and I'll get in touch with them.
Thanks, Miramar i will pass the word. CFE has surveyed for power poles on the hiway, but it will probably be a few more years before we get power. P.S. last week when I went out to Lopez, with Roberto I went up on the roof of the house Melissa was looking at and when i looked down at the house next door, there was a dead osprey on the ground, it looked like he had crashed into the wind turbine on the house.
Omg I saw that bird last weekend. I felt so bad - it looked like a beautiful bird. Lagrimas - we need to catch up over the weekend by phone. Tomorrow okay?

Look's like this one is gonna get sold, somebody well known on this site, made contact and liked it. Get one before they're gone.
That's great Bill! Sounds like we'll be getting new neighbors. By the way, had a great time this past weekend at the Playa.......winds kept the sound of water/waves in "high volume". GREAT SLEEPING SOUNDS!!
Oh my God! So glad I stumbled onto this thread! My husband and I are coming down from 4/29 through 5/6 and hope to get a chance to meet up with some of you for cervezas in the sol.
I agree with lots of what Melissa said--the idea of renting to cover the HOA nut seems counterproductive to reducing stress in our lives. Maybe this area might fit our bill and will have to check it out when we get there!
