I'm heading down this weekend to recover my Jeep Wrangler back to Yuma. Seems to have a major issue with the right rear axle leaking juice into the brake drum and slinging it all over the wheel well. That's due to five trips down and back on that 45 minute road trip this past winter and spring.

Did someone say Trophy Truck on the beach? I ran some incredible dune lines in the Raptor north of Playa Paloma......Could make a SWEET video
down there with 0 impact on the land as its all sand and in 6 hours the evidence will be gone.

Dan, why did you decide on Paloma? Be careful with new developments rather than the established beaches. We purchased a lot so we could customize how we wanted things built.
Playa Paloma are lots, same as mirimar ect, all have water at lot line, power and sewer at lot line. Nicest utilities of all developers you could have a pool if u want......didn't buy anything yet, were actually looking at mirimar as the way to go. The extra drive south is a bit much for my wife, will post up a report of all the lots and pro /cons of each in the real estate threads

Keep in mind lot 4 at Santo Tomas....owner needs cash...lot 2 even cheaper but harder build...drinkable water and underground utilities are nice

Back to IPX and their 15% offer: A friend of mine keeps telling me about this 15% deal, so I do a search on Butterfield end up at your forum talking about this deal. He says the 15% deal is almost over, they're saying "get in now" because more money is coming in, and they'll have to lower it to 9%. My friend is almost like a salesman for IPX, and he's putting more of his money in at 15%. I keep telling him it's risky, but risk is what he wants instead of low returns. My bet is if and when they terminate the 15% deal, they'll come up with some other scheme to grab investors to keep the pyramid afloat. I'll be back with more updates as I discover more.
No development down there was ever funded by cash, always sales on a promise. All it would take is a conflict with another country in the US {korea} to send it crashing down AGAIN. Do your due diligence and you will see what has happened in the past. Look at the skeletons of prior projects, lots of Gringo $ tied up,lotta bones showing believe me. Have you had your "friend" read what we have to say, based on real life years of experience? Those of us that have been going for so many years have seen this boom/bust thing on oh-so-many projects. There is no reason for us to believe IPX is any different; they are advertising these fantastic returns on the promise of a cruise ship port that MAY or MAY NOT ever be completed! And given Mr. Butterfield's track record in real estate to date, it would make the hair on the back of anyone's neck (anyone that KNOWS how these things go in Mexico) stand up. I have no personal vendetta against this guy and I doubt any other member here really does, either. But it just reeks of a scam. Hell, look up "Boomerfest" some time and read about that. It's a hilarious! That group couldn't even organize a concert on the beach! In Mexico, a fool and his money are very easily parted. Dreams of luxurious beach front property are often just that -- fleeting dreams.

I am aware of IPX and Daniel B. I own a condo next door at the sonoran sun and have seen a lot of guys working on Esmeralda as recently as last week. I do hope it gets finished and that this is not a scam - it could be a beautiful resort when complete.

There are as many as 20 cars parked in the screened off area across from the Esmeralda last week when we drove by 10X.
We'll see if the Cholla HOA files anything to stop the work, (Cholla HOA has(had) a lien on the property to finish water and sewer install in Cholla Bay).

Simply put, no. Nothing going on, since much of the money allocated for this conveniently found its way into the former Governor's pocket.

At sunset we saw the two cranes next to the Reef parking lot were both "tits up" with major repairs to the tracks unfinished and the Zip line in the setting sun a freshly forgotten boondoggle. Seems like the attention span of the "fleecers" lasts about as long as long as the "investors" cash gets spent or deposited in a Miami bank account.

I just found an unread, never opened 1961 first edition of The Children of Sanchez by Oscar Lewis at a local junk book store for EIGHT DOLLARS! An amazing read of certainly soon to be banned RACIST scientific FACT. If anyone has not read it it'll be an eye opener to la cultura de Mehico. It was a required read for me in my first Spanish language class back in 1964. Couldn't stand reading it because it had nothing to do with learning the Spanish language. Guess the teacher thought it would get us closer to la sabor de Mehico.
Seems the only one that believes the cruise ship port will soon become a reality is Mr. Butterfield (and anyone he manages to convince) as he is still using that as the central theme as to why Esmarelda is a great "investment opportunity" in all of his advertising, which I hear constantly on the radio.
Time will tell, I suppose. But, I'll likely be dead and gone by the time it becomes reality.

No, not Nana. Just concerned that people might fall for King DB's con. I listen to his program and have info on what has happened to people who have invested with IPX and are not getting their money back. I live in Az. that's all the info about myself I'm giving, who knows what he is capable of!

As of Saturday the Zip line is up and running seems busy when I have driven by it during the past 2 weeks. The guy running the Zip line lives by me in Cholla.
No cranes at the Wrecked on the Reef. No concrete blocks being poured. Haven't seen any blocks being transported to the dock area. All info as of Sat when I drove back to Phx.

Who's boy Roberto? Who is loaning him $$... No one will because he won't let them do an audit or take a 1st position lien ... Deal breakers for honest money. Look at the comments on my blog about a previous attempt.

PP is really about as big as it can be without totally ruining it. I haven't even been there since 1981.. So much change. In the 70s we camped on the beach.
Our "kids" spent spring break there with their friends and kids. They go regularly... between his Boss Jeff Hull's place and fishing bestie Bryan Fuller's shared place, they have great accommodations. We MUST get down there with them and I will maybe get to meet some of you.

All the initial advertising played heavily on the homeport being completed in 2018. That ain't happening. Lots of promises made and dreams of big money being sold. We've seen it all before. I'd be interested in knowing how many chumps bought into it.

This is an old article I just found.... but that 110 million claim by Butterfield may be the deal I know about that fell through.... His private investors in Esmeralda tried to collect on their notes at term.... and he has now under investigation by the AZ Corp COMM and is facing 2 seperate legl suits for payment.
Yes, he has tapped out the Phoenix.... not one new investor at his last workshop. Then I will address questions: I will listen to the show tomorrow and see what he says, last week was bizarre.... one of the club up here recorded it... he actually mentioned a "fire sale" of the assets but then who would do all the wonderful things for Esmeralda and PP?
First: He reported 144 investors to the SEC this month for a total of $26.5 million. No one I know can get the number of condos he has sold. If anyone wants to see his SEC filings, go to https://www.sec.gov/edgar/searchedgar/companysearch.html and enter his CIK # 1542009
Second: Butterfield's KFYI ads: First he did those "make a million dollars buying 2 condos" pitch in ads. I don't know if it was KFYI (I complained to them) or who, but he was told he could not make that claim and they were pulled.... then new ads were made that didn't tout the home port ...Now ads are just about listen to his weekly show Sunday morning.... My IPX Haters Club members are trying to find out what is going on.... several possible reasons: 1. He hasn't paid them, 2. There is a dust up with the AZ Real Estate Board about "permitting" this with them as they evidently have perview since it is an AZ company, 3. Complaints have been filed with the AZ Corp Comm and the SEC, 4. Anyone of those 3 may be influencing how and what he can advertise.
Bottom line: It is unraveling fast. I filed a whistleblower complaint with the SEC. His biggest mistake there is no verification that the investors meet the requirements as accredited investors and his default on re-payment at term.

And oddly enough, I find it hilarious because he is being called out by the Corporation Commission on many of theexact same things we accused him of in this thread from Day One!! Advertising claims with nada, zip, zero of anything to back it up with. AND his previous conviction in MN for fraud! Wow... It's like they just copied this thread into their cease and desist order!

Very sad! That's where the real hurt is going to come from -- those that get screwed out of their money as this thing spirals nose first into the sand.

only $100k... he's one of the lucky ones. The two who had already file to get their $ back had $500k and $600k,,, and I know of 2 with a million each invested. His now ex-wife better lock up the child's passport or she might never see him again.

Indeed, my heart goes out to all that got sucked into this stinking pile of shit. It's why I was so adamant about it the very first time I heard the advertisement.
